We also look at the supply and demand for similar properties in your area – if there’s a shortage of homes like yours, this will increase demand from buyers.

Overall condition of your property – an immaculately presented home will fetch more than a property that needs structural repairs, decorating from top to toe, or even an untidy property.
Number of bedrooms – if you’ve adapted your home and reduced the number of bedrooms compared to similar properties, this may affect the asking price you can hope to achieve.
Living space – properties with good living space that flows nicely and can meet the needs of different potential buyers usually sell quickly. Depending on your target market, that could mean an open plan kitchen and dining room to accommodate growing families or a cosy lounge and separate rooms to appeal to older buyers.
